Being a property investor is nothing new, for those in the know, it's one of the most prefered ways to prepare for your future and that of your family.


The average Australian adult at the retirement age of 65 will need approx. $1.5 million in the bank to live out those golden days in comfort, for many this feels out of reach but trust us when we say you can do it, for example, if you purchased a typical 4 bed  House and land investment for $500,000 today it would rent for on average of 4.8% or above, typically JSA will find you properties that convert at 5% or higher so you get back $1 for every $1000 of the purchase price, $500,000 purchase equals $500 rent a week.


Not only is this positively geared so should pay for itself, but there are also other factors that will generate returns, for instance, are you aware that on the price of the property the TAX DEPRECIATION you can claim back over a 20 year period can be over $200,000! that's over a third the cost of your purchase.


Factor in equity growth in the land value, (land will increase because simply they are not making any more) over this 20 year period and the price of your property could go up by at least another $200,000, while during the same period of time you are paying off your mortgage, on a typical 25 year mortgage your only left with 20% to pay on your investment approx $100,000 left, that could leave you with equity up to $600,000 in the property plus the Tax depreciation you have claimed back on top meaning that one property returned  you approx $800,000, now if we use some of the equity from the first purchase to buy a 2nd and so on you could have a manageable portfolio paying for itself,  with 4 or more properties within 5 years, add all the returns together and you could well have that elusive retirement fund of over $1.5 million in the bank by time your ready to retire!
